We are attempting to pass an amendment to the Declaration for our Homeowners Association that would change a portion of the common element to limited common element for the purpose of adding a small patio.  The question has come up would this change the common element interest for our 72 homeowners? 

We believe that no matter what portion of the property is deemed common element or limited common element the common interest would remain 1/72. Do you agree?

Can condo meeting minutes be approved outside of an open meeting?

Q. Our board does not meet as often as monthly, so is there another way to approve minutes between open meetings?

Do all owners approve minutes for the annual meeting?

Q. Is it true that all unit owners need to approve the minutes of the Annual Unit Owner's Meeting?

Does the board need to vote on building maintenance?

Q. There is an active leak for a window in our building that needs to be addressed, but it is more cost-effective to get all of the windows sealed at the same time rather than go back for the others in the spring.
