Who is responsible for fixing a leak and the resulting damage?

Q. A unit owner discovered a patch of mold in the drywall of her closet ceiling. She suspects a leaking pipe from the unit above. Is the condo or one of the unit owners responsible for fixing and paying for the mold remission, and fixing the drywall and leaking pipe?

Must the Board make estimates available to owners?

Q. Is the Board required to show estimates for work done on the building to unit owners if expenses are below threshold that Board is authorized to spend in maintenance as outlined by the bylaws?

Can an owner be charged for the increase in the association's insurance policy premium?

Q. In March 2009, our condo association insurance carrier notified us that they would not renew our policy because of our overall claim activity. The condo association purchased a new policy but there was an increase of $520/year.
