In our work with small associations, HausFS often comes across boards that do not have the proper number of owners elected to serve the association.
The IL Condo Act requires a minimum of three (3) board members. Many associations are surprised to discover that their Bylaws require a different number, or that they've been electing five board members, for example, when only three are required by their Bylaws.
Bylaws may allow the board or association to increase or decrease the number of board members. If this occurs, the board should properly document the change in meeting minutes and keep the document in the association's permanent records.
