Board members who submit bids must abstain from voting

It's not unusual for owners to work in industries that provide services needed by condominium associations. Having an owner or board member who has experience as a roofer or other maintenance contractor can be of great benefit to the building. However, if a board member is being considered for a contract, that board member must abstain from the discussion and voting on the matter when the decision is made to avoid any conflict of interest.  

The board should take care to uphold its fiduciary duty by collecting several bids for the project and clearly outlining the requirements for the work.  When recording the board's vote, the board Secretary should indicate in the meeting minutes that the submitting board member abstained from voting on the item of business.
